120 Nassau Road, Lancaster PA 17602; Property is zoned Residential R-2.
Property is currently being used as a Family Day Care. Property owners are requesting to change use to a Group Day Care Home.
Special Exception: Section 604.11 – The R-2 District regulations permit Group Day Care Homes as a special exception use. The specific regulations for a group day care home are set forth in Section 1819.5 of the Zoning Ordinance.
Variance: Section 1819.5.E requires Group Day Care Homes to be located in a single family detached dwelling. Property is a single family semi-detached dwelling.
ZHB2012-2 – Variance
318 Barbara Street, Crossways Church, Millersville PA 17551; Property is zoned R-S.
Property owners (Crossway Church) are requesting approval for a larger sign.
Variance: 1502.23 Public Use Sign
ZHB2012-3 – Special Exception
627 Conestoga Blvd, Lancaster PA 17602; Property is zoned R-1; Dwelling was built prior to flood plain ordinance. Over 50% of property was damaged by flood. Property owner is seeking Special Exception, Section 1309.4.B to rebuild in flood plain as Non-Conforming Use.
