This is the base form for all construction, renovations, alterations, fences, decks, patios, and accessory structures in Lancaster Township.
If you are adding/removing/modifying any impervious surfaces on a property, a Stormwater Management Application is also required in addition to the Building/Zoning Permit Application.
- The application must be completed in full and signed.
- The permit fee will be payable only if/when the permit is approved (not in advance).

Whenever any work is planned including new structures, additions to existing structures, signs, fences, driveways, and accessory structures. In general, zoning approval is required for all work except interior renovation/alteration to an existing building which does not result in an expansion or change of use.

The following will need to be included with your application in order for it to be considered complete and ready for processing:
Please note, the 3 sets of construction plans/drawings are required to be stamped by an engineer for commercial projects.
The following will need to be included with your application in order for it to be considered complete and ready for processing:
- Three (3) sets of construction plans/drawings of proposed work,
- Site plan showing property lines, existing structures, proposed construction, and distances to lot,
- Total construction cost of the project,
- Insurance certificates(s).
Please note, the 3 sets of construction plans/drawings are required to be stamped by an engineer for commercial projects.
- The zoning officer will review applications for zoning compliance and submit comments if changes are necessary for approval.
- The building inspector will review applications for building code compliance and submit comments if changes are necessary for approval.
- A building permit will be issued upon payment of the designated fee. The building permit will be accompanied by written comments and the approved plan/drawing. The plans must be kept on the job site and available for inspection at all times. The building permit must be posted in a location that is visible from the main road.
All inspections are arranged through the building inspector by calling (717) 859-3350. All inspections require a minimum of 24-hours notice depending on the inspector’s schedule.
The average time to process a residential building permit application is ten (10) to fifteen (15) business days. The average time to process a commercial building permit application is twenty (20) to thirty (30) business days.
